Prepare Now to Avoid Delays When You Sell

In the 1990s, exchange and completion typically took around eight weeks. Despite significant advances in technology and access to data, the process now commonly takes sixteen to eighteen weeks. The system, in its current form, is not functioning as it should.

The most effective way to reduce this timeline is early preparation. Vendors should begin gathering the following at the point of instruction, or ideally before:

  • Confirm your mortgage redemption figure with your lender and check for any early repayment penalties.
  • If selling a flat, notify your managing agent and begin collating service charge information.
  • Have a copy of your buildings insurance policy ready for your solicitor.
  • Where works have been carried out on the property, gather all related documentation, guarantees, warranties and building control completion certificates etc.
  • Instruct your solicitor at the same time as your agent; this typically saves one to two weeks in onboarding.
  • A reputable agent will provide the relevant legal forms (TA6, TA7 and TA10) at the outset, so this information can be prepared in advance.

 

Nick’s Thoughts

We have yet another new leader in post. Two decisions taken since have been notable: confirmation that rent caps will not be introduced, and no immediate changes to stamp duty. Both have helped steady confidence in the market.

We anticipate a busy end to the year, with house sales continuing to outperform flat sales. Conditions remain favourable for buyers.

Our fastest transaction this year: an unmodernised house in Tooting, viewed and completed within five days to a cash buyer.
